Kos este o insula micuta, cu un relief aparte. Este stancoasa, cu dealuri care intra brusc in mare. De aceea, marea majoritate a hotelurilor sunt gen asezare (satuc), adica intinse pe orizontala. Mitsis Familly Village nu face exceptie. Este imprastiat pe aproape un kilometru patrat. Singura exceptie, fata de marea majoritate a hotelurilor de pe insula, este ca nu e izolat ci aproape se contopeste cu alte trei hoteluri: Summer Palace, Norida Village si Mitsis Blue Dome.
